The text was way too big I couldn't minimise it. When you tried to scroll down to look at the other options for answers it would click on the wrong one.

Ark #338 asks a question about what is the status of a contract if the buyer can't get the zoning he needs after the contract has been signed, and there are no contingencies in the contract. I noticed it told me I got the question wrong, so I went back and reviewed the question only to find out that my original answer of d. Enforceable, was right...even though it said that c. Breach was right....confusing to say the least. This does not help my confidence level going into a test that is already hard enough. Sure...did I learn by having to go back and review..YES...but that's not the point.

Somewhat outdated. Much of it is relevant but there is a lot under the
state law that is not current in this text. Be careful. Also question #215
is wrong. When a RE company has agency agreements with both buyer and
seller, can the buyer make an offer on the seller's property? The answer
you have got is A. yes, if they have both completed agency agreements. The
answer is actually D. If both buyer and seller give their consent to dual
agency. Buyers do not need to have an agreement to make an offer, though
it's preferable. Also, the question already says they both have agency
agreements. This question is not about agency agreements, it's about dual
agency. There are a few other questions that i found suspicious as well.
The other error is a huge one. This states over and over that Arkansas is a
community property state and that dower curtesy has been abolished.
However, Arkansas is not a community property state, but we have community
property at death provisions. Dower is not wholly abolished while curtesy
is allowed provisions. This a huge thing to get wrong. Major updates to the
state law info is needed. For example, license is not good for two years as
it says, it is only good for one... And there is more that's wrong. Also,
the app is too big and not functional. It just needs to be updated.
