Their are a few things wrong with the app but I passed my exam on my first try and this is the only study guide I used.

This app quizes you on generic real estate questions. NONE of the questions in the NYS section have anything to do with state law. Your never asked about spot zoning or any of the state's agencies. I don't think the author of this book has even seen a NYS Real Estate Exam.
